
Management company "Promus" commented on complaints by residents of the building on Defenders of the Fatherland Street.
The company stressed that some of the issues have a long history and their resolution is complicated by both technical and organizational reasons.
Recall that earlier several female residents of the above-mentioned building complained that the management company Promus had stopped properly servicing the building: heated towel rails in the apartments do not work, the sports ground in the yard is broken, and water began to flow from a riser in one of the apartments. Residents also pointed to improper maintenance of the building’s adjacent grounds.
Regarding the children's and sports playground
Promus reported that inspections of the children's and sports playgrounds were carried out at least once a year. A specialized organization identified defects in elements of the sports and children's playgrounds. Based on the inspection results, the facility is prohibited from being used until the elements are completely replaced. The company clarified that replacing this equipment requires significant funds and can be carried out subject to a positive decision by the owners of the units in the apartment building, taking into account determination of the procedure and source of funding for these works.
On the problem with the heated towel rails
According to representatives of the management company, the malfunction in apartment No. 10 has persisted for about ten years. Specialists believe that the riser was clogged with construction debris during major roof repairs in 2015. To carry out an inspection and subsequent repair work, specialists require access to apt. No. 10; however, the owner of that apartment regularly refused to admit staff: from February 2024 to March 2025 specialists made repeated visits to apt. No. 10, and corresponding reports were drawn up indicating obstruction by the owner of apt. No. 10 to access the common property. At the same time, the court's decision was not in the company's favor. Promus also believes that the resident's position was influenced by neighbors from apt. No. 122, who stood in the doorway of apt. No. 10 and prevented the management company's specialists from entering, and later represented the owner of apt. No. 10 in court.
About complaints from apartment No. 122
In August of this year specialists inspected the riser that residents had complained about twice. As Promus explained, the problem is located on a section of the pipe (the "elbow") that passes through the floor/ceiling between apartment 122 and the neighboring dwelling. Eliminating the defect requires additional access to the neighboring unit; the work was scheduled for mid-September. However, the company emphasized, on August 22, 2025 the building came under the management of a new management organization — Davinci LLC.
Regarding the maintenance of the courtyard
Responding to complaints about the poor condition of the adjacent grounds, Promus stated that cleaning was carried out regularly, and that graveling of a section of the driveway near the curb at the parking area was carried out to enable safe parking of vehicles. Repeated inspections found no gravel or stones on the pedestrian area. From the presented video it is impossible to determine the cause of the passerby's fall.
On the large number of complaints
The company noted that in three years apartment No. 122 alone filed about 280 complaints of various kinds, which, in the opinion of Promus LLC, indicates an excessively high level of activity from a single apartment in a building comprising more than 130 residential and non-residential premises.
