
New buildings in Kirov have increased in price by 3% over six months.
The cost of one square meter in Kirov increased by 3%, reaching 128,195 rubles. The average price of an apartment increased by 1.3% during this period, amounting to 6.49 million rubles. The price growth in Kirov was moderate against the dynamics seen in several other regions. Record breakers were Nizhny Tagil (+28.9% for the square and +32.8% for the apartment price), Cherepovets (+21.8% and +9.3%), and Grozny (+20.2% and +14.1%). Significant growth was also recorded in Magnitogorsk and Murmansk, reported URA.ru. Overall across Russia, in the first half of 2025, new buildings increased in price by an average of 4.3%. The average cost per square meter was 147,618 rubles, and the average apartment price was 7.59 million rubles (+3.3%). Experts attribute the increase to supply shortages: the number of new projects on the market is decreasing—over half a year, the volume of primary housing shrank by 24%. This supports high prices despite the termination of the broad preferential mortgage program that was active last year. Some regions, however, showed a decline. In Ulan-Ude, Makhachkala, Oryol, and Irkutsk, the price per square meter decreased from 0.1% to 2.9%. But such cities are only four out of the seventy involved in the study.
