Mortgage in a new way: The State Duma has canceled the main conditions for family vacations.

      The State Duma has approved amendments to the rules for mortgage holidays for families with children. The main change is the abandonment of two key restrictions that previously prevented many borrowers from taking advantage of the benefit. Now, for obtaining a deferral, it does not matter whether the family's total income has fallen by more than 20% or whether monthly payments exceed 40% of the budget. The basis for applying to the lender becomes the birth or adoption of a second or subsequent child, reports the online portal "Russian Newspaper."

      The duration of the respite has significantly increased: instead of the previous six months, borrowers are granted up to 18 months. The only limitation is that the preferential period cannot last longer than the child turns one and a half years old. Moreover, the mechanism of the holidays is now two-stage. In the first six months, interest on the loan is not charged at all, and starting from the seventh month and until the end of the deferral, it continues to accumulate, but its payment can be postponed to a later date. The accumulated interest for this period will be repaid by the borrower in equal parts after they have settled current mortgage obligations.

      Lawmakers also considered the operational aspect: an application for holidays can be submitted within 180 days from the date of birth or adoption of the child. Importantly, the new rules also apply to contracts that were concluded before the law came into force. This means that families who took out a mortgage earlier will also be able to claim the benefit upon the birth of a second child.

      As noted by State Duma Chairman Vyacheslav Volodin, the decision is aimed not only at supporting parents in a difficult financial situation but also at a long-term demographic goal. According to him, the task of the authorities is to create conditions under which there will be more families with children in the country, as this is crucial for the future of Russia.
