
93% of new settlers are dissatisfied with the quality of apartments in new buildings
The majority of Russians who have bought apartments in new buildings are faced with serious housing quality problems. According to a sociological study of the Urban Grade certification system for new buildings, 93% of new settlers complained of various defects, according to the website of the Unified Resource of developers.
The most frequent complaints are problems with windows (72% of respondents), the curvature of walls and floors (37%) and inefficient ventilation (35%). Also, 22% of new residents experienced leaks in the plumbing system, 20% — with faulty door structures, and 10% — with power outages.
Olga Khasanova, General Director of Urban Grade, noted that both relatively minor and potentially dangerous defects are recorded in new buildings, for example, problems with wiring or engineering systems.
In addition, 47% of buyers said that the housing class declared by the developer does not correspond to the real quality. Another 25% admitted that they could not independently assess the compliance of the promised level with the actual one.
Urban Grade experts urge a thorough inspection of the apartment during the transfer, especially the engineering systems, doors and windows — preferably with the participation of a professional technician. If defects are found, the buyer has the right to demand free removal, compensation for expenses or a reduction in the cost of the contract. They also reminded that the warranty for engineering equipment in new buildings is valid for up to three years.
