Secondary housing has outpaced new buildings in the mortgage race.
Independent analyst, assistant to the president of NOPRIZ Mikhail Kulikov studied the data from the Bank of Russia. From January to May 2026, Russians received housing loans amounting to 1.733 trillion rubles — 46% more than in the same period of 2025.
In the primary market, 142 thousand loans were issued (+8%) for a total of 817 billion rubles (+11%). Ready housing was taken 247 thousand times (+78%) for 916 billion rubles — the increase in monetary terms was 103%.
The secondary market continues to lead both in the number of loans issued (63.5%) and in the volume of lending (52.9%), as concluded on the website of the Unified Resource of Developers.
The analyst notes that the significant revival in the ready housing market has boosted the overall indicators of mortgage lending. However, according to him, "the relative indicators of individual housing construction are consistently and noticeably declining" — this trend emerged at the beginning of the year.

At the same time, the market for ready-made housing is confidently outpacing new builds: 247 thousand loans were taken for the "secondary market," which is 78% more than in January-May of last year.
