New buildings are rising: the average number of floors in Russia has approached 20 floors.
According to analysts from ERZ, the average number of floors in residential buildings under construction in the country has reached 19.3 floors. Since August 2023, this figure has increased by 0.4 points, indicating a gradual shift by developers towards taller projects.
The largest share of the total construction volume consists of buildings over 25 floors — 27%. Almost as much is accounted for by buildings with heights from 18 to 24 floors (26.5%). Buildings in the range of 13–17 floors make up 19.4% of the total volume.
Less common are mid-rise buildings: those from 9 to 12 floors account for 18.3%, while 4–8-story buildings make up only 8.2%. Low-rise construction (up to three floors) is virtually disappearing from the overall picture — its share is only 0.6%.
Moscow has become the leader in average number of floors — here, new buildings reach an average of 32.6 floors. Just a year ago, the capital ranked only third in this indicator. The top five regions with the highest construction also include Sverdlovsk Oblast, the Republic of Bashkortostan, Primorsky Krai, and Astrakhan Oblast.
