"We build ourselves": the website and documents of "Business and Money" refute Pavlov's words

      The editorial office continues its investigation into the collapse of the cooperative "Deal and Money" and its connection with the real estate agency of the same name. The agency's website was unavailable at the time of publication, but the editorial office has saved copies of pages from December 2021 to May 2026. They allow us to reconstruct what the company told its clients and shareholders over the past five years.

      On all saved versions of the website, the company consistently positioned itself as a developer and investor. The homepage stated: "Since 2016, we have been investing in real estate and independently building residential complexes." In another section - "Developer, investor, real estate agency." These formulations remained unchanged for years and were visible to every visitor.

      Particularly indicative is the description of the residential complex "Parus" at 145/1 Lenin Street. The website explicitly stated: "This is our next joint project with the construction company 'DomInvest', where 'Deal and Money' acts as the project's investor as usual." Thus, the company openly indicated its participation in construction as an investor.

      At the same time, the website advertised a savings program "My Housing Capital." Here’s how it was described: "You simply reserve an apartment, and the money you set aside for the down payment for the mortgage is just placed under interest in our savings program. While your future apartment is being built, your money will be working!" The website informed about attracting citizens' funds and linked this to construction.

      Extracts from the Unified State Register of Legal Entities as of August 14, 2026, confirm that Nikita Pavlov stands behind the LLC Financial Corporation "Deal and Money" (TIN 4345454813). He is the sole founder and general director with a 100% share and a charter capital of 30 million rubles. The main activity of the company is the purchase and sale of real estate, but among additional activities is "construction of residential and non-residential buildings" (OKVED 41.20), added back in 2017. Furthermore, Pavlov is registered as an individual entrepreneur, and it is in his name that the website offered services for urgent buyouts and reservations of apartments. The legal address for both the LLC and the individual entrepreneur is the same: Kirov, Profsoyuznaya, 1.

      All this does not match what Pavlov stated in an interview with Newsler.ru. He claimed that his company is a real estate agency and "has never attracted the money of shareholders," that it "does not build," but "sells," and that construction is handled by "a friend with his partners." Regarding the connection of the business with his architect father, he said: "No, these are completely unrelated events."

      However, the website, documents, and active advertisements tell a different story. On one platform for selling and renting real estate, the company is presented as operating in the market since 2015, with Nikita Pavlov listed in the contacts. On another platform, the brand "Deal and Money" has over a hundred active advertisements, and the seller has the status of "Reliable Partner." On VKontakte, the agency has several communities - one with nearly 4,000 subscribers, which has a closed wall, while other groups have become private. The Telegram channel for real estate has not been updated since October 15, 2025, but the advertisements on the platforms continue to remain.

      Thus, from open sources (website, Unified State Register, advertisements), it follows that the company under Nikita Pavlov's leadership positioned itself as a developer, attracted funds through savings programs, and continued to sell real estate even after the collapse of the cooperatives. These public statements contradict the claims made by Mr. Pavlov in the interview.

      Currently, anyone can contact the real estate agency "Deal and Money," conclude a purchase or rental agreement, and deposit funds. At the same time, as previously reported in official releases from the Ministry of Internal Affairs, a criminal case has been initiated regarding this matter under part 4 of article 159 of the Criminal Code of the Russian Federation (fraud on a particularly large scale), and three leaders of the cooperatives have been detained. The founder of the company, Nikita Pavlov, admitted in an interview that he cannot meet with shareholders due to threats against him. In the course of the investigation, procedural coercive measures provided for by criminal procedural legislation may be applied.
